Top Architectural Home Designs For the Perfect Pooch Palace

Did you know that according to the American Pet Products Association (APPA), just under half of the American households have a dog?  And as home to many fine pooches over the years, my wife Kelly and I fully understand why.

After many wonderful years sharing our mountain home that I designed in Lake Tahoe for my family – which included Dexter who we recently had to put down – we now have a new pup, Jasper (pictured above), who is just getting to know his new digs.

As I walked around our home in Incline Village with my new pal in hand, I realized that there are new opportunities for me to add some innovative or just plain appropriate features into my architectural designs for mountain home in Truckee and lakeside estates at Tahoe.

Here are a few of the top tips that I will recommend to my future clients who seek my architectural design services in North Lake Tahoe and the Truckee region.  Regardless of what my clients will request for their furry friend, I will certainly make sure the design is practical as well as aesthetically pleasing.

Top Ideas for Pet Friendly Architectural Home Design

  1. Ceiling to Floor Windows – With the views the come with owning a home in the High Sierra, big windows are pretty much a given. Jasper likes to pretend he’s our new watch-dog, and I can tell he enjoys sitting by the large floor to ceiling windows in our living room. As I design pet friendly homes in the future, I’ll make a special note to ask my clients about where they spend their time; and make sure there are plenty of floor level windows, so their pet can enjoy the views as well.
  2. Mud Room – Most of the mountain home entries are tiled to take the beating that comes with wind, sleet, snow and such. In this situation, I’ll also add a drain in the center so it’s easy to hose down the dirt that a dog (and owners) will inevitably bring into the home.
  3. Dog Wash – This might be an addition to the Mud Room or a separate small room close to the garage or other outdoor entry. The convenient Mud Room will include plenty of storage for towels, shampoo, dryers, and include a good-sized sink for bathing and rinsing out the food and water bowls.
  4. Lower Ventilation System – For home with wooden floors, I’ll review options for a floor level vacuum system that would make the task of sweeping up dog hair a much more efficient process than a good old-fashioned broom.
  5. Pet Accessible Entrances / Exits –As humans we come and go in and out of our home at a variety of locations; why not the pet? I will suggest several pet-accessible options as long as they blend into the architectural design of the home.
  6. Organic Materials – Although this is not part of the architectural design, I’ll work with my wife Kelly who owns Kelly Borelli Interiors and has been providing exceptional design services to Lake Tahoe resort homes and commercial clients for over 20 years. She will have some excellent insight on low-volatile-organic-compound-containing paints, among other assets like resilient flooring and stain-resistant fabrics.

Concours d’Elegance – Where Architectural Design Meets the Water’s Edge

As former owners of a classic wooden boat for many years, (ours is the one with the green interior pictured above) my wife, Kelly, and I have a deep appreciation for the nautical artistry that has evolved over thousands of years … and continues to be celebrated right here on the crystal clear waters of Lake Tahoe, at the annual Concours d’Elegance.

Next month, some of finest wooden boats in the country will be displayed on the west shore of the Lake.  Some of the owners of classics of all categories will come to compete for the prestigious Perpetual Trophies of the Concours d’Elegance, many will come with a dream to own and perhaps purchase a classic of their own, yet all will attend to share in the history, artistry, and comradery that can only be experienced at an event like this.

As an architect in the Lake Tahoe and Truckee region for over 30 years, I have had the opportunity to share my own passion for creating and designing homes that may be as intricate, treasured, and respected by their owners – as the wooden boats that will be floating on the lake in August.

There is no doubt that designing homes that are built with the only finest craftsmanship and attention to detail  is very much the same thought process and respect that comes with superior boat design.  This similarity is best described in this official definition of “architectural design”

“A concept that focuses on the components or elements of a structure or system and unifies them into a coherent and functional whole, according to a particular approach in achieving the objective(s) under the given constraints or limitations.”

In 1972 a group of Tahoe Yacht Club members and friends got together to share their passion for wooden boats. From this modest beginning, the Lake Tahoe Concours d’ Elegance has grown to play a significant role in the wooden boat community, as well as the Lake Tahoe maritime community.

Since its induction in 1994 the Tahoe Yacht Club Foundation has hosted the Lake Tahoe Concours d’Elegance focusing on the continuing growth of the show, the quality of boat exhibits, the highest of judging standards and practices, and most importantly, sharing the passion of wooden boats between exhibitors and public.

Each year the Tahoe Yacht Club Foundation raises money for a charitable organization which is exclusively focused in providing educational opportunities originating in the Lake Tahoe area that enhance expertise or understanding of maritime skills.”

Before I launch into my blogs, I like to poke around in the local Lake Tahoe news to see if there might be anything of interest to my clients and friends who love the lake as much as we do.

Professionally, we’re always keeping our eyes open for environmental issues, and with good reason.  As a Lake Tahoe architect firm, we honor and respect the delicate nature of our environment and vital rules and regulations that come with designing and building a home or commercial property in the Lake Tahoe and Truckee regions.

Personally, we are all very excited about the new website developed by  TakeCareTahoe.org.

Thanks to more than 20 environmental organizations in the Tahoe Region, there is an excellent selection of information about environmental-friendly festivals, beach clean-up events, wildflower hikes, and then some.  They also showcase over a dozen locations where people can learn more about the history, science, and environment of Lake Tahoe.

According to their website:

“Take Care is a group of organizations that love Lake Tahoe and strives to make it easier for people to find fun and interesting ways to learn more about Tahoe. Working together, the group launched the newly redesigned and easy-to-use Takecaretahoe.org a single information source for all environmental education activities. The funding for the new site was made possible by a grant from AT&T.”

“Beach cleanups, wildflower hikes, insightful discussions, and environmentally-friendly festivals are just a few of the opportunities people can find on the new site.”

“Timely information on all the latest environmental events and volunteer opportunities around the lake is also available, with a search feature that allows people to find activities during specific timeframes. People can also discover information on more than a dozen centers where they can spend time learning more about the science, history, and environment of Tahoe.”

TAX FRIENDLY NEVADA SEES BOOST IN HOME VALUE, REAL ESTATE SALES

With summer just around the corner, real estate offices throughout the Truckee and Lake Tahoe region are gearing up for what may be one of the busiest summer sales seasons in a long time.  And as an architect who designs and remodels homes in the Lake Tahoe and Truckee area, that’s good news for us as well.

 Home Values Soar on Tahoe’s North Shore/Nevada

Just this past month, we received a recap of the Q1 reports and the results were impressive.  No matter what side of the lake one seeks to buy or sell a home, the market continues show great promise for a good real estate sales year ahead.

Most impressive are the results noted about Lake Tahoe’s Nevada side where sales volume increased by 45%( year-to-year) and the median price increased by 25%.  Authorities in the business attribute the state’s tax-friendly offerings and note that a significant number of new residents are flocking from California to enjoy Nevada’s many benefits.

  • Luxury home sales account for 33% of all sales in 2018
  • Sales of luxury homes are up 40% over last year
  • Total dollar volume is up 18% over 2017

WANT TO BUILD A HOME IN TAHOE? START NOW. HERE’S WHY.

CHANGE IN TPRA RULES WILL AFFECT THE TIMELINE OF SECURING YOUR BUILDING PERMIT IN LAKE TAHOE. START PLANNING YOUR FUTURE HOME NOW.

For years the Tahoe Regional Planning Agency (TRPA) had an excellent arrangement for Lake Tahoe Architects that allowed us to work directly with Washoe County on all the permitting processes through one individual in their office in Reno, NV.

During that timeframe, Borelli Architecture offered its clients a streamlined process through one main contact at the County office that helped us to move forward with our permit plans and construction in a timely manner.

Not so anymore.

At the end of last year, our representative at the Washoe County Building Department retired – and there are no plans right now to replace him.  We all hope there will be a new representative soon.

In the meantime, we are now required to present all the elements involved in designing and securing permits for home building projects in Lake Tahoe to two separate organizations which happen to be hours from each other.

And, although Washoe County is expeditious in their review, TRPA takes longer to review and process the materials – due to the load of permits that they officially must handle before any building is approved in the Basin.

Long story short: What used to take me a month, now requires a wait time of up to three months.

TOP REASONS WHY HOME REMODELS CAN BE A GOOD INVESTMENT

With the start of the spring season, it’s often a time to commence on the annual spring clean-up.  In my business, it’s also when the phone starts to ring from clients seeking my opinion as to whether remodeling a home can be a good investment. With that in mind, I thought I would use this blog to provide some of my personal insight, and few good reasons for you to ponder, about the subject at hand.

1) Remolding a home is an adventure that can be very rewarding. 

Be it big or small, investing in a remodel of your home in Truckee or Lake Tahoe, or just a few rooms, can not only improve the value of your residence yet can result in many benefits that you will enjoy for years to come.  Always wanted a bigger kitchen?  How about a great room?  Or maybe the kids have flown the coop, and it’s time for a real Master Bedroom – complete with spa and lots of closets.  These are the first things you will want to think about long before you start the remodeling process.

2) Creature comforts can add value – and security – especially to older homes.

Here in the Lake Tahoe region, there are many homes that were built over 30 years ago.  Many still have single pane windows, drafty sliding doors, small rooms and dark walls.  No matter what the size of the remodel, we always suggest installing windows and doors that are not only up to code, yet are energy efficient, sturdier, and larger to let in the light and open up to welcome in that fresh, crisp, High Sierra air.

3)  “Face Lifts” for the exterior are always suggested. And your neighbors will appreciate your efforts.

There’s no question that your home is a direct reflection of you and your family.  Certainly,a paint job could be in order, and a new roof is common in our mountain region…yet we advise our clients to look deeper into the future.  Does your home fit the neighborhood? Does it have a ‘welcoming’ appeal?  At some point you probably are going to sell your home so take the time to do your research as to the best options for an exterior home remodel.  With our architectural consultation services in Lake Tahoe and Truckee, we always suggest switching to low maintenance exterior products as part of the process.

Why Top Architects Use BIM “Building Information Modeling” Videos

It seems like every time I turn around I am learning about the latest technology – in almost every industry.  It certainly is no longer the “wave of the future,”  yet is indeed what one needs to pay attention to if they are going to succeed in today’s ever-changing world.

Today I am going to showcase a dynamic new tool and a tremendous asset to my architectural business in Lake Tahoe and Truckee.

In short, it’s called “BIM.”  The longer explanation is “Building Information Modeling” – or Video Models that is used not only in my world, yet it has become a ‘must-have’ for engineers, construction firms, and other industries that appreciate the ability to ‘see the future’ before their own eyes.

ARCHITECTURE / COMMERCIAL DESIGN IN TRUCKEE A HOT TOPIC

Over the past few months I have shared information about the numerous awards that the Truckee / Tahoe region is receiving for its overall appeal.  Within those award assessments, the organizations evaluated the benefits that one receives when living in a small town community that overflows with the arts, culture, and outdoor adventure that comes naturally to those who have mountain homes in Truckee, and the Lake Tahoe region.

Although all of the accolades are worthy, some believe the national acclaim may be too much, or not.

Just one look at the recent (and plentiful) articles about the THREE, yes THREE, grocery store franchises that have their eyes on Truckee and one needs to ask. “Just how many grocery  markets does one need to survive in the mountains?” And how do they appropriately “fit in” to the charm that has led to all of the recent awards.

The Sacramento-based Raley’s food chain just released their plans to build at “Soaring Ranch” – near the Truckee Tahoe Airport, that includes a ‘quintesential mountain design’ that may in fact be appropriate for the approved location.

According to a recent article ,”Raley’s is planning their Truckee endeavor to become their flagship store for the entire corporation throughout the country.”  It further noted that the archictural design and overall project is slated to be “an authentic local center where people can live, work, and shop with a variety of different stores, restaurants, and public art.”

Raley’s “Soaring Ranch’ Project Highlights: 

  • 40,000 sf grocery store with attached 12,000 sf of co-anchor retail and a 7,000 sf freestanding retail building (note that subsequent phases are contemplated with 65,000 sf of retail in four buildings); as part of the application, the developer is proposed to name the project “Soaring Ranch.”
  • 224 parking spaces
  • Infrastructure improvements include widening the Highway 267/Brockway Road/Soaring Way intersection to include right and left turn lanes, landscaping, sidewalks and construction of multi-use paved trails (Class I):
    • Connecting SR 267 along the entire property frontage (Soaring Way to Hampton Inn) with a connection to the Soaring Way/Joerger Drive intersection.
    • Connecting Soaring Way to the Riverview Sports Park on Joerger Drive (note that any future development within the “Soaring Ranch” development on the east side of SR 267 would be required to build Class I trails along both sides of Brockway Road [connecting SR 267 to the Martis Valley Road intersection] and a Class I trail connection to the Martis Valley Trail parallel to Hope Court and west of SR 267).

We all know that  there are many benefits that come with expansion and development – when done right. For now, the jury is out.  You can follow this story, and other business news as to what is underway in Truckee, CA through this link.

WHO’S BEHIND THE ‘OLYMPIC DESIGN’ ???

 

I know, my blogs are usually focused on architectural designs for homes in Lake Tahoe and Truckee, yet it’s America – where we have freedom of speech, so here we go.

Today we are half-way through the Winter Olympics, and if I have it right, we have seen every ‘clothing’ design that was destined to be profiled on the Podium, or not, during the Winter Games.

With my innate creative mind-set, I just had to know more about all the Stars and Stripes that seem to be designed in a wide variety of angles and colors this year for our Olympic athletes.  Through investigation on our world-wide-web, I found out that the company behind the uniform branding for Team USA is the famed Polo Ralph Loren.

According to David Loren, Ralph’s son and chief innovation officer:

“The uniform celebrates the American spirit, with iconic pieces updated with modern details and technical fabrications.”

But wait, there’s more!  Did you know that the parka and classically-designed “bomber” jackets are complete with battery-powered heating systems that will keep our heroes happy and warm in sub-zero temps for up to 11 hours?  Where were they when I was digging out my home in Incline Village, NV during Snowmaggeden of 2017?

Sure could have used one of those last year!  Although I do love to ski as much as I can, don’t expect to see me in an Olympics uniform anytime soon.

However, I will continue to root for Team USA as they continue to push the limits of their life on behalf of all of us in America.

TRPA ANNOUNCES NEW PERMITTING PROCESS, AND IT APPLIES TO YOUR FUTURE BUILDING PLANS.

As a company that assists our clients with a variety of design and building services in Lake Tahoe and Truckee, we’re always watching for changes and updates to the very complicated permitting process that comes with building or remodeling a home in Tahoe or Truckee. 

With that said, we thought we’d dedicate this blog to some important news that was just announced by the Tahoe Regional Planning AgencyThey announced some changes within its plan review and permitting process.  Here’s a short synopsis from our favorite regional newspaper MOONSHINE INK:

Washoe County, TRPA Permitting Process Changes

Washoe County and the Tahoe Regional Planning Agency (TRPA) announced a change in the permitting process for projects in the Washoe County portion of the Lake Tahoe Basin on Dec. 15. Previously, Washoe County accepted and reviewed permit applications on behalf of TRPA.

Now, projects in Washoe County must be submitted to TRPA planners. The TRPA will have a planner available one day a week at Washoe County’s Incline Community Center to accept and review project applications.

The projects must meet conformance with TRPA regulations that apply to residential additions and modifications, new construction of single-family and multi-family residential structures, commercial projects, and qualified-exempt residential activities.
