This project involves adding a garage, living room and master bedroom to the existing 2,235 square foot residence. The roof was completely removed and rebuilt over the existing living/dining area and the entire main level was remodeled. Sunny decks were also added at the living room and master bedroom suite.

This single story structure was transformed into a southwest style home that compliments its southern location. All roof overhangs were removed and new exterior wall sections were applied to completely conceal the existing structure behind. The existing living area roof was removed and rebuilt higher for a more dramatic great room. All other existing features remain and are concealed by the extended stucco exterior wall masses.

This is an exterior renovation project which includes a dramatic entry addition with a floor to ceiling window wall. The entry addition is topped with a pyramid shaped copper roof. A bold copper fascia is supported by massive stone walls that provide a generous covered entry walk and a unique new look.

This project involved transforming an unattractive 2-story residence into an inviting mountain style cottage. The existing mansard roof was removed and a new pitched roof was installed over the existing structure without disturbing the interior. A modest living room addition and generous roofs over the entry and deck areas add an extra layer of detail to the building. A mixture of shingle and wood siding, peeled log columns and native stone accents add to this dramatic transformation.

A remodel of, and addition to, an existing 3,048 square foot residence features an entry addition and complete remodel of the existing building. The kitchen/dining area was completely reconfigured to provide an open, airy floor plan and the roof was completely removed and redesigned to increase interior volume. Unobstructed views of Lake Tahoe were maximized by the addition of a large floor to ceiling picture windows. A 2-sided stone fireplace provides a subtle division between the living and dining areas. Stone and timber accents add visual interest to the exterior.

He maximized the space and views beyond what we had thought was possible. Jim is extremely easy to communicate with as we were 2700 miles away during most of the process. He was timely with the project and did a great job in understanding our style, construction budget and things that were important to us. Additionally, he did an excellent job in managing planning permits and other necessary paperwork with the local agencies. He was also instrumental in helping us pick a General Contractor who was a perfect match for us and our project. The final product ended up being much more than what we thought we could do within our budget. He has great vision and was able to convince us of a few things we weren’t completely sure of and now we can’t imagine it any other way.”

This 4,833 square foot lake view residence was extensively remodeled and includes an 650 game room addition. The kitchen and dining areas and stairway to the upper floor were completely relocated and large picture windows were added to the south wall to create an expansive lake view great room. This mountain contemporary project also includes 4 bedroom suites, exercise room, wine cellar, a ski/mudroom and an outdoor fireplace on the lake view deck.


“In June, 2006, my wife and I contracted with Jim Borelli to design a somewhat contemporary mountain home for us, at 587 Fallen Leaf Way, here in Incline Village. We had purchased an existing home, and the plan was to gut and rebuild it, expanding the footprint, and changing floor plans on all three levels. The scope of Jim’s work included designing the home, drawing the plans, helping in the selection of a general contractor, and periodic inspection of the contractor’s work through completion. My wife and I were totally satisfied with Jim’s work. Neither I, nor the contractor, Mandeville Construction, ever felt we were being delayed by Jim. To the contrary, his work was timely, creative, and professional. Feel free to give the contractor, Richard Mandeville, a call (775-831-4488). As we were gutting a 30 year old home, we ran into some structural issues in bringing it into compliance with current building codes. Jim understood the issues, connected us with the proper engineering professionals, and followed up to make sure the issues were dealt with efficiently. Jim’s billing was always timely (monthly) and accurate. As our project invariably expanded, he worked efficiently, and the billing did not expand appreciably.”

This residential remodel and addition of a 5,100 square foot lakeview home in Incline Village includes a dining room and breakfast nook addition as well as creating a new mudroom entry from garage. A new entry addition provides a new and welcoming look from the street. The project also provided a complete remodel of the main floor with a new kitchen, remodeled living area, master suite and master bath. Other project elements include a new workshop area, guest bedroom, garage addition and lakeview deck addition.


“Jim has been a partner from the beginning in our home renovation/redesign process. Before we even purchased our home, Jim advised us as to the feasibility of implementing our design ideas. He assured us that the very dated, dark mountain cabin we were considering could be turned into the wonderfully modern that fitted our design aesthetic and Lake Tahoe lifestyle. And then his design made it a reality! His plan opened up what had previously been a claustrophobic low ceiling home from the 60’s to a contemporary design with open views out to Lake Tahoe – a view we weren’t even completely aware we had! Throughout the construction process Jim was there to make certain that the house that was being built was consistent with the design. When the inevitable construction realities required real time design changes, Jim was there to advise on what work arounds were feasible and what design alternatives could be implemented.”

The result is a house that we absolutely love and are proud and excited to come home to every day.
